A new analysis from Redfin and Home Economics identifies mid-September as the time of year when buyers in both Dallas and Fort Worth are most likely to find the best deals.
The timing comes after the summer market’s peak activity, when homes that have not sold may begin seeing price reductions or more flexible sellers.
Selection Peaks Before Savings
The analysis highlights three different points in the homebuying season:
- Most new listings: Late June in Dallas and Fort Worth
- Most fresh inventory: Early August in Dallas and mid-August in Fort Worth
- Best deals: Mid-September in both markets
That means buyers may find the widest selection earlier in the summer, but those who keep looking into September could gain more room to negotiate.
Why the Market May Favor Buyers
Discounts from original asking prices typically increase in late summer and approach their seasonal highs in early fall. Sellers who listed in the spring or early summer and have not received an acceptable offer may become more open to reducing the price or offering concessions.
Buyers may also benefit from current market conditions. Redfin reports that much of Texas has roughly twice as many sellers as buyers, giving buyers more negotiating power.

Mid-September may bring stronger dealmaking opportunities, but the best time to buy still depends on each buyer’s finances, timeline and housing needs.
