DFW Leads the Nation in New-Home Sales
Dallas-Fort Worth recorded more new-home closings than any other major U.S. housing market in 2025, holding onto the nation’s No. 1 spot despite a broader slowdown in new construction sales.
According to Zonda’s 2026 Local Leaders rankings, DFW recorded 40,732 new-home closings in 2025, the highest total among the 50 largest new-home markets in the country.
That put North Texas ahead of Houston, which ranked No. 2 with 37,513 closings, and Phoenix at No. 3 with 21,155.
DFW Holds the Top Spot
New-home sales slowed across much of the country last year. Among markets that appeared on Zonda’s rankings in both years, about 61% recorded fewer closings in 2025. Combined closings across the top 50 markets fell 5.3%.
DFW followed that trend, with new-home closings declining 7.1% year over year. Still, the region maintained its position as the nation’s largest market for new-home sales.
The top seven metropolitan areas also held the same positions they had the year before, showing continued strength among the country’s biggest new-construction markets.
Texas Dominates New-Home Activity
DFW wasn’t the only Texas market near the top.
Four of the nation’s five largest markets for new-home sales were in Texas. Houston ranked No. 2, San Antonio came in at No. 4, and Austin ranked No. 5.
Together, Texas markets included in the top 50 accounted for 110,909 new-home closings in 2025, more than any other state. That was despite a 3.1% year-over-year decline statewide.
Houston was also one of the few major markets to buck the national slowdown, with closings climbing 9.5% from 2024.
A Slower Market, but Strong Demand for North Texas
The decline in new-home closings reflects challenges seen throughout the housing market, particularly affordability pressures, elevated borrowing costs and construction constraints.
Even against that backdrop, DFW’s ability to remain the country’s leading new-home market underscores the scale of residential development underway across North Texas.
With more than 40,000 new homes closed in a single year and Texas claiming four of the top five markets nationwide, the Lone Star State continues to play an outsized role in where and how America is building.
