New Construction Makes Up Nearly One-Third of DFW Listings

New construction is a major part of the North Texas housing market.

Newly built homes represented 31% of all Dallas-Fort Worth listings during the first half of 2026, according to a new Realtor.com report.

DFW earned an honorable mention in the report, which evaluated the nation’s 100 largest metros. The analysis considered availability, relative prices, climate risk and buyer interest. DFW joined San Antonio, Austin, McAllen and Houston among the Texas markets recognized.

New Homes Carry a Price Premium

Realtor.com calculated a 9.8% new-construction premium for DFW. In practical terms, median asking prices for new homes averaged 9.8% above existing homes during the study period.

New-construction listings also spent a median of 68 days on the market.

Together, those figures show that builders are contributing significant inventory, but at higher asking prices than the resale market.

The Competitive Picture Is Bigger Than Resale

For listing agents, nearby builder activity deserves a place in the competitive analysis. A resale home may be priced well against other existing homes. It can still lose buyer attention to a builder offering a rate buydown, closing-cost assistance or upgrades.

Current builder pricing, incentives and quick-move-in inventory can all shape seller expectations and listing strategy.

For buyer representatives, the asking price is only the starting point. Comparing cash needed at closing, monthly payments and long-term costs provides a clearer picture of each option. Lot premiums, upgrades, property taxes, assessments, HOA fees and completion timelines can materially affect the final cost.

Builder incentives may also come with conditions, such as using a preferred lender or title company. Those details should be considered alongside the advertised savings.

The report’s most important takeaway for North Texas is not simply that DFW made a national list. New construction represents a sizable share of the choices buyers see and the competition sellers face.
