How Coming Soon Works in NTREIS

NAR’s Delayed Marketing Exempt Listing policy lets a seller direct their broker to hold off on public marketing through IDX and syndication for a period of time, while still choosing how the property is marketed in other ways. In NTREIS, this concept is built into the Coming Soon status.

How Coming Soon Works

  • Timeframe & status change: A listing can remain in Coming Soon for up to 30 days. If you don’t change the status by the end of that period, the MLS will automatically move the listing to Active.
  • Showings are a seller choice: Showings are not automatically blocked in Coming Soon. Instead, the seller decides whether showings are allowed while the listing is in this status. The property can still be withheld from consumer websites, even if showings are permitted. You can also include Coming Soon listings in your client communications.

“Showing Allowed” Field

When you enter a listing in Coming Soon status, pay close attention to the “Showing Allowed” (Yes/No) field:

  • Select Yes if the seller is allowing showings. The listing will display in showing service apps so you can configure settings and set appointments.
  • Select No if the seller wants pre-marketing without showings.

The seller’s preference in this field must be honored.
