July DFW Housing Market: A More Balanced Market Creates New Opportunities
The Dallas-Fort Worth housing market continues to evolve, and July’s numbers tell an important story for REALTORS® and their clients.
The market is not moving at the pace we saw during the pandemic-era boom, and that’s not necessarily a bad thing.
Instead, we’re seeing a market that is becoming more balanced. Buyers have more choices, sellers must be more strategic, and REALTORS® have an opportunity to demonstrate the value of experience, market knowledge and sound advice.
Sales Are Slowing, But Home Values Remain Steady
In July, 7,973 single-family homes sold across the DFW area, down 4 percent from July 2025. Dollar volume declined 5 percent to approximately $4.13 billion.
At the same time, prices remained remarkably stable.
The average sales price was $517,906, down just 1 percent from last year, while the median sales price was $400,000, also down 1 percent.
That distinction is important.
A decline in the number of transactions does not necessarily mean homeowners are seeing significant losses in property value. Instead, the July numbers suggest that buyers and sellers are adjusting to a market where affordability, interest rates and expectations all play a greater role in the decision-making process.
Buyers Have More Options
One of the biggest changes REALTORS® and their clients are experiencing is the amount of available inventory.
DFW ended July with 32,677 active single-family listings and 4.5 months of inventory.
That’s a very different environment from the market many buyers experienced just a few years ago.
Buyers have more opportunities to compare homes, negotiate terms and take the time to make thoughtful decisions. Sellers, meanwhile, need to pay closer attention to pricing, presentation and market conditions.
For REALTORS®, that creates an opportunity to provide something consumers can’t get simply by searching online: context.
What does 4.5 months of inventory mean for a particular neighborhood?
How does a home’s price compare with similar properties that recently sold?
Is a seller better served by adjusting price or offering concessions?
Should a buyer make an offer now or continue looking?
These are the questions where professional guidance matters.

Conditions can vary considerably from one community to another and from one price range to another. A statistic that describes the overall DFW market may look very different when applied to a specific neighborhood.

The market may not look like it did in 2021 or 2022, and it doesn’t need to.
