North Texas Buyers Keep the Market Moving
North Texas buyers appear to be adapting to today’s housing market, even as higher mortgage rates and affordability challenges remain.
According to the latest Texas Housing Insight report from the Texas Real Estate Research Center, housing activity gained momentum through the first half of 2026. Sales outpaced last year for several consecutive months, inventory growth became more measured and price declines continued to ease.
In Dallas-Fort Worth, those trends point to resilient demand and a market that is continuing to move despite challenging conditions.
The August report analyzes revised June 2026 housing data from across Texas, including the North Texas region.
Buyers Are Adapting
Mortgage rates, home prices and broader economic uncertainty continue to affect purchasing power. However, the report suggests buyers are becoming more willing to move forward within today’s conditions.
Sales gains were recorded across much of Texas during the first half of the year, indicating that demand remains present despite ongoing affordability pressures. Buyers are also benefiting from greater choice than they had during the highly competitive market of a few years ago.
The improvement remains modest, but its consistency suggests housing demand is holding up better than economic headwinds might imply.
Available Homes Are Finding Buyers
Inventory is also moving differently than it did last year.
Instead of expanding rapidly, the supply of available homes is growing at a pace more closely aligned with sales activity. Inventory turnover and months of supply have steadied, suggesting buyer demand is absorbing much of what enters the market.
In DFW, active listings and months of supply were both lower than they were a year ago. New-listing activity also trailed last year’s pace through June.
Buyers still have options, but the market is not seeing the same buildup of available homes that defined much of the previous year.
Price Pressure Continues to Ease
Home prices across Texas remained slightly below year-ago levels, but the pace of decline continued to slow.
Dallas-Plano showed further signs that downward price pressure was easing. Fort Worth-Arlington recorded its second consecutive month of year-over-year price growth, reflecting a noticeable rebound within that part of the region.
Conditions continue to vary across North Texas, but the broader trend suggests price weakness is becoming less pronounced.
