September Housing Market Update: Sales Slow as Average Prices Climb

According to the latest data from the MetroTex Association of REALTORS®, 6,759 single-family homes sold in North Texas in September 2026, down 7% from September 2025. Total dollar volume fell 3% to $3.44 billion, while the average home price rose 4% to $509,534.

Here’s a closer look at the numbers and what they could mean for your business.

Sales Activity Softens, but Average Prices Rise

The median home price dipped 1% year-over-year to $385,000, while the average price per square foot increased 1% to $202.98. The median price per square foot remained unchanged at $185.82.

The difference between average and median prices is worth watching. While the average price increased, the median price declined slightly, suggesting that changes in the mix of homes sold may be influencing the overall figures. These measures provide different perspectives on pricing and should be considered together when discussing market conditions with clients.

Pending sales fell 19% to 5,536, indicating a substantial decline in homes moving toward closing compared with the same month last year. REALTORS® should monitor this trend in the coming months to gauge whether it signals a sustained slowdown in buyer activity.

Inventory and Pricing Create Opportunities for Buyer Conversations

North Texas reported 31,325 active listings in September, down 2% year-over-year, while new listings declined 5% to 10,383. Months of inventory stood at 4.3.

Homes spent an average of 62 days on the market, two days fewer than a year ago. The average sale-to-list price ratio was 93.9%, showing that the final sale price was generally below the original asking price.

For REALTORS®, these figures reinforce the importance of local market knowledge. Buyers may have more room to compare properties and negotiate, while sellers benefit from realistic pricing, thoughtful preparation and a clear understanding of competing listings. Conditions can vary significantly by neighborhood, price range and property type, so local comparable sales remain essential.

What REALTORS® Should Watch

As the market moves through the fall season, keep these trends in mind:

  • Set realistic expectations. Use recent comparable sales and neighborhood-level data to help sellers establish competitive asking prices.
  • Prepare buyers to negotiate. Discuss pricing, days on market and potential negotiation opportunities while evaluating each property individually.
  • Watch pending sales. The year-over-year decline may offer clues about future closings and market momentum.
  • Look beyond headline prices. Average and median prices tell different stories; use both when explaining market trends to clients.
  • Focus on local conditions. Regional statistics provide context, but individual neighborhoods and price segments may behave differently.

The Bottom Line

September’s data points to a North Texas market with softer sales activity, a higher average home price and continued opportunities for negotiation. For MetroTex members, helping clients understand these trends—and how they apply to a specific property or neighborhood—remains an important part of delivering informed, valuable real estate guidance.

MetroTex will continue tracking market conditions to keep members informed as the North Texas housing market evolves.
