What’s New in the REALM Portal
TREC continues to improve the REALM Portal as systems integrate. Here’s a quick overview of the latest updates for agents, brokers, and appraisers, with a focus on what’s working and what to know right now.
Sponsorship changes are working
Agents and brokers can request and accept sponsorship changes directly in REALM. If an earlier attempt did not go through, you’ll need to submit it again.
If the sponsorship displays correctly in REALM, it is effective—even if the public license holder search has not updated yet. Once effective, agents may update their IABS, list their new broker in contracts, and advertise under the new brokerage.
Sponsorship terminations are easier to manage
Termination functionality is available and improved.
- Brokers can search for sponsored agents using full license numbers, including suffixes such as “-SA.”
- Updates to the public license holder search may take 24–48 hours to appear after a termination is completed in REALM.
December renewals remain active
A grace period is in place for December license renewals.
- Already renewed? No further action is needed.
- Not renewed yet? Complete your renewal in REALM as soon as possible.
- Licenses remain active even if the expiration date has not yet updated in the system.
Renewal payment issues are largely resolved
Most renewal payment issues have been fixed. If you previously encountered an error, try submitting your payment again.

Continuing education is still posting
Continuing education records are still posting as education providers complete system integration.
- No CE deferral fees are being charged.
- You may renew and continue practicing even if CE has not yet posted.
- CE records dated on or before December 2 may still appear in the public license holder search.
Applications may be delayed
Some applications are taking longer to process due to ongoing integration with Pearson VUE exam records and DPS fingerprinting. Applicants who completed exams on or after December 2 may also see delays in exam results and eligibility notifications.
TREC expects improvements mid-January. Pearson VUE notices about licenses being issued within 10 business days may not be accurate right now.
“Pending” status explained
A “Pending” status simply means your application or request has been received and is awaiting system processing. No action is required unless you are contacted directly.
Some confirmation emails may be delayed. If the system accepted your submission, no additional steps are needed.
Account creation and license linking are improving
Many licenses are linking automatically after account creation. If your license does not appear, it can be manually linked using your State ID or PIN from your activation email.
If you did not receive an activation email, assistance is available through TREC.
A quick reminder before making changes
If you do not need to renew, change sponsorship, terminate an agent, or submit an application right now, consider holding off on unnecessary changes while remaining system updates roll out. Creating your REALM account alone does not trigger changes.
