DFW Home Sales Cool Heading Into Fall
DFW home sales slowed for a second consecutive month in August, while fewer pending contracts pointed to a softer start for fall. Buyers may still find room to negotiate, though the opportunities look different across counties and property types.
An estimated 7,329 single-family homes sold in the Dallas-Fort Worth-Arlington area in August, down 10.8% from July and 5% from August 2025, according to the August NTREIS Monthly MLS Summary Report.
The median sales price was $390,000, down from $395,000 in July and essentially unchanged from a year earlier. Through August, the region’s single-family sales totaled 59,813, up 1% compared with the same period in 2025.
Pending single-family sales totaled 6,620 in August, down 11% from a year ago. These contracts provide an earlier view of activity that may turn into closings in the weeks ahead.
That smaller pipeline suggests the recent slowdown could carry into early fall. New listings were also down 10% from a year earlier, showing fewer homes entering the market as contract activity eased.
Buyers Have Some Room to Negotiate
Days on market rose to 58 in August, up from 54 in July. The reported sold-to-list-price ratio slipped from 95.2% to 94.8% over the same period. Together, those changes suggest some additional negotiating room for buyers as summer ended.
DFW had 31,072 active single-family listings, down 6% from a year ago, with 4.3 months of inventory. Even with that annual decline, the pool of available homes was about 14% larger than in August 2024.
Supply was more abundant relative to sales in the condo and townhouse markets. Condo inventory stood at 8.7 months, while townhouses had 5.9 months of supply. Their reported sold-to-list-price ratios were 90.8% and 93.8%, respectively.
