The purpose of this course is to provide property managers with systems and controls that can be implemented to control risks in four major management areas that property managers encounter daily during their routine operation of their property management business. These risks are found in trust accounting, insurance issues, key control systems, and carbon monoxide poisoning. The course provides the practitioner with in-depth knowledge in each of these areas so that systems and controls can be implemented to comply with state statutes and to reduce the chance of suffering a business loss from being named in a lawsuit. In particular, the chapters on key control and carbon monoxide will prepare the practitioner with solid plans that can result in providing a safer rental dwelling.

Property Maintenance and Habitability

This course will discuss specific sections of the International Property Maintenance Code (IPMC) that directly impact the habitability and maintenance of residential rentals. Statutory Acts and Contingency Planning

TRLS, Texas Residential Leasing Specialist

The Fundamentals of Residential Listing & Leasing

This is a Texas REALTORS® Leasing Specialist (TRLS) Certification course. At the conclusion of this course, participants will be able to develop criteria for and ability to confidently evaluate a residential lease property, identify the key elements of a Rental Market Analysis and know how to produce a Rental Market Analysis and discover and discern the landlord’s leasing objectives. Attendees will learn to correctly and confidently use and evaluate applicable Texas REALTORS® forms like the Residential Real Estate Listing Agreement, Exclusive Right to Lease (TXR 1102) and the Residential Lease Application (TXR 2003). Other topics covered include how to develop criteria for and ability to confidently evaluate a residential lease applicant, identify and implement successful residential lease marketing tools and techniques, analyze Fair Housing advertising issues, examine and evaluate showing procedures to implement a showing plan and create a privacy policy for sensitive information.

Residential Leasing Agency & Forms

This is a Texas REALTORS® Leasing Specialist (TRLS) Certification course. At the conclusion of this course, participants will be able to recognize how agency is established, distinguish between the various kinds of agency relationships and identify the duties associated with agency. Attendees will also learn to recognize how agency relationships are dissolved, how to identify liability issues associated with agency, match the NAR Code of Ethics to agency relationships, and identify the various kinds of tenancy relationships. Participants will be able to correctly and confidently use the Texas REALTORS® Residential Lease Agreement.

The TRPM Certification is a Texas REALTOR® certification! Property owners want a real estate professional who understands the ins and outs of managing properties. Learn why REALTORS® with exceptional property management skills and knowledge can add significant value to an investment and are worth their weight in gold.

This statewide certification offers 18 hours of CE credit with the completion of six three-hour courses:

  • Tenant and Owner Relations
  • Property Maintenance and Habitability
  • Statutory Acts and Contingency Planning

Additional Requirements:

  • Be a member of Texas REALTORS®
  • Complete the Texas Residential Leasing Specialist (TRLS) certification
  • Complete the application on Texas REALTORS® website that will include, 200 unit-years of experience acquired cumulatively over a minimum of two consecutive years. One unit-year equals management of one residential unit for one year.
